Virtual Staging
This cost-effective solution helps potential buyers visualize a home's full potential without the need for physical staging. It's particularly useful for empty or outdated spaces, offering a polished, modern look that can appeal to a wider audience while saving time and money.
MLS/MRED Virtual Staging Rules to Protect You from Fines
Virtual staging is permitted by MLS and MRED, but it must follow strict rules. I only add or replace personal property such as furniture, artwork, rugs, plants, or decor. I do not change or alter the actual property. This means no changing wall colors, no adding built-in lighting, no removing permanent features, and no altering views or surroundings.
When virtual staging or AI enhancement is used, both the original, un-staged photo and the virtually staged photo are posted as required.
All virtually staged or AI-enhanced images are clearly disclosed in the MLS using the proper fields.
All images used are owned by or properly licensed to me. These rules exist to ensure accurate representation and fair marketing. By following MLS and MRED guidelines, I protect my clients from fines, violations, and misrepresentation while presenting their homes honestly and professionally.
